Technical inspection of buildings

The Technical Inspection of the Building is a mandatory inspection that must pass the residential buildings, depending on their age, to prove a good state in terms of security and stability.

This is done in the common elements of the building: structure, lobby, staircase, deck, facades, patios and facilities.

The purpose of the ITE is to establish a system of periodic control of the state of residential buildings, implementing a procedure to verify the generic duty that the owners have to conserve and rehabilitate their buildings.

The ITE has three steps:

  1. Visual inspection of the common elements of the building. If deficiencies are detected that pose an imminent risk to people, the technician immediately notifies both the property and the city council for urgent action to be taken.
  2. Drafting of the report of the technical inspection and qualification of the state of the building by the technician. Depending on the deficiencies detected, it may be necessary to carry out repairs and the consequent final works certificate.
  3. Certificate of aptitude issued by the Administration. If necessary we process the rehabilitation aids available to the different administrations. Buildings of more than 45 years are obliged to pass it and obtain the certificate of aptitude.

Maximum deadlines are established for carrying out the inspection.

Suitable

When the general condition of the building is qualified “no deficiencies” or “minor deficiencies”.

When faced with the presence of deficiencies classified as serious, a Certificate issued by a competent technician proving that the deficiencies have been correctly corrected.

No suitable

When the general condition of the building is described as “very serious”.

The certificate of aptitude will have a validity of 10 years after which it will have to be renewed following the same procedure and within the year following its expiration.
